Information in the setup

The information that we present has been researched by ourselves and we rely on the technical information provided by product manufacturers, we cannot be held liable for any dis-information provided by manufacturers.

Dimensions and quantities

The dimensions used in the bill of quantities and DEAP calculation are collated in a systematic and fool proof way. We have created logarithm’s that will accurately calculate the quantities that are used in the Bill of Quantities and DEAP calculation.

Our technicians are ancillary designers for Part L and our indemnified to design Part L in accordance with the conventions of the DEAP software and the 2014 code of practice, they have carried out due diligence in providing the quantities used in both the DEAP calculation and Bill of quantities, they cannot be found liable if any of the quantities are found to be inaccurate.

Part L design

Y Value Calculation

y value calculation: The psi values that we use in the y value calculation are either improved Irish Acceptable Construction Details or details that have been modelled by an NSAI approved modeller. The y value calculation is as per EN ISO 10211 and the designed thermal bridge value can only be used in the final BER calculation when the thermal bridge details generated by the software are signed off by the builder, in accordance with the conventions of the DEAP software and the building control code of practice.

U Value Calculation

The U values used in the DEAP calculation are provided by insulation manufacturers and are in accordance with EN 13950.. If there is a deviation in the designed U values of the floor, wall, and roof, it will be picked up by our online inspection plan. The backup U value information from the insulation manufacturer needs to be uploaded onto the inspection plan if there is a deviation from the fabric design.

DEAP calculation

Our dimensions, U value, and y value calculations are integrated with an SEAI approved excel DEAP workbook 4.2.3 A combination of fabric specifications are run through the DEAP calculation until the EPC is less than 0.3, proving compliance with the 2019 TGD L. This is a design tool that proves design compliance with Part L in accordance with the building control code of practice. This is not designed to replace a final BER. A final BER is required if the building is being sold or rented.

Bill of Quantities (BoQ)

The individual items in the bill of quantities are based on twenty-five years of providing bills of quantities for domestic new builds. The format of the bill of quantities is based on how builders would price and build dwellings. We provide the minimum requirement to achieve Part L compliance worked out by the technology and presented in the BoQ.

There is a facility that allows the design practice to customise the individual items in the bill of quantities and introduce their own logos etc. We know from our research that this bill of quantities will work on the majority of domestic new builds and covers every aspect of the build within reason.

The Bill of quantities is a guide when estimating or tendering, if the builder requires any design information they should refer to the working drawings or contact the supervising engineer. There are projects that are off standard and that our system cannot facilitate, we reserve the right to refuse to design these projects and will not be held responsible if any aspect of the building specification is left out.

Estimating

Our system provides building rates for self-building and builders helping the user decide on which route to take when building. We have produced a logarithm’s that will accurately provide rates that can be integrated with the itemised bill of quantities. The rates are a guide that will become more accurate the more it is used, we will not be held liable for rates not being in-line with the quotes received by builders, subcontractors, or suppliers.

Our logarithm can be used by self-builders and builders to calculate their own building rates that can be integrated with the bill of quantities. It is a guide that will help when pricing, we will not be held liable for rates and quantities used in the estimating package.

Online inspection plan

The assigned certifier registers the email addresses and phone numbers of the stakeholders on the online inspection plan. The inspection plan will send the stakeholders an email requesting that they sign up to receive these emails with links from the inspection plan, as is required by the GDRP.

This permission will keep the registered stakeholders informed of when the site is being inspected and give them access to uploaded signed off verification documents. The assigned certifier administers the online inspection plan in accordance with building control code of practice, and the stakeholders have read only access to this information.

There can also be a transfer of design information between the assigned designer and the assigned certifier, between the builder and assigned designer, who are members of our website, this transfer of information can happen without permission under the GDPR.

Design, estimating, and procurement documents.

The Part L design; Use of the estimating package; Blank itemised bill of quantities backed up with the specific thermal bridge details. This information can be repeated on developer type dwellings that are the same. €900.00 plus VAT. (This rate is not applicable yet)

This agreed amount is paid online when we have designed Part L and produced the itemised bill of quantities. When paid the user can interact with the estimating package, decide if they want to build using a builder or go direct labour and design a bill of quantities that suits their budget.

Building rates and pricing.

A direct labour builder can use our software to build up their own rates, there is a one-off charge of €100.00 plus VAT to use this facility. In the case of the builder they can build up their own rates free of charge but there is a charge of €100.00 plus VAT when they price a project using these rates. These agreed amounts are paid before they get access to this facility. (This facility is not available yet)

Site verification

The charge to register a dwelling on the online inspection plan is €200.00 plus VAT. this is paid when registering the dwelling. Each dwelling needs to be registered as it records when it is inspected and the verification documents are download and uploaded are specific to the project. The inspection is in accordance with the 2014 building control code of practice.
